When to Pressure Wash Your Arizona Home

Post-monsoon is the single best window in Pinal County. Here's why, plus how often each surface actually needs it.
The best window: right after monsoon
Monsoon storms drive dust into stucco, coat block walls in mud splatter and leave a gritty film on driveways and patios. Washing in the middle of the season means doing it twice. Late September through October, once the storms taper off, gives you a clean house that stays clean through the mild months — right before holiday guests arrive.
The second good window is early spring, before dust season and before it's too hot to work comfortably outside.
How often each surface needs it
- Driveways and walkways: once a year, twice if you're near unpaved roads, farm fields or active construction.
- Stucco and painted siding: every 18 to 24 months, always soft washed at low pressure.
- Block walls and fencing: once a year — this is where the color loss is most obvious.
- Patios and pool decks: once a year, at reduced pressure for cool-deck and travertine.
- Roof tiles and eaves: only when there's visible buildup, and only soft washed.
Pressure washing vs. soft washing
High pressure is right for concrete, pavers, brick and block. It's wrong for stucco, paint, wood, screens and roof tile — those need soft washing, which uses low pressure plus a cleaning solution to do the work chemically instead of mechanically.
Using the wrong one is how homeowners end up with blown-out stucco, stripped paint and furred wood. If a company quotes the same approach for your driveway and your siding, ask more questions.
What to do before we arrive
- Move vehicles, planters and patio furniture off the surfaces being cleaned.
- Close windows and any doggy doors near the work area.
- Point out any known leaks, loose stucco or damaged screens so we can work around them.
- Make sure an outdoor spigot is accessible — we bring the pressure, heat and detergent.
